How to Stop Window Condensation in Your Home

A wet windowsill on a cold Manchester morning is more than an annoyance. Left untreated, it can damage timber finishes, encourage mould around frames and make a room feel colder than it should. Knowing how to stop window condensation starts with understanding where the moisture is sitting and why it is appearing there.

Condensation forms when warm, moisture-filled air meets a surface that is colder than the air around it. In a busy home, moisture comes from showers, cooking, washing, drying clothes and even everyday breathing. When indoor air cannot escape, that water vapour settles on the coldest available surface - often the inside of a window.

First, identify where the condensation is

Not all window condensation has the same cause, so the right fix depends on its location.

Condensation on the room-facing side of the glass is the most common type. It usually points to high humidity indoors, insufficient ventilation, cold glass, or a combination of all three. This is often manageable with changes to ventilation and heating.

Condensation on the outside of the glass is usually a positive sign, particularly on new double or triple glazing. It happens when the outer pane is highly efficient and remains colder than the outside air. Early-morning misting on the exterior normally clears as temperatures rise and does not mean the window has failed.

Moisture between the panes is different. It can indicate that the sealed unit has failed, allowing moisture into the gap where it should not be. Cleaning the glass will not solve this. The affected glazing unit will usually need replacing, although the whole frame may not need to be changed.

How to stop window condensation with better ventilation

Ventilation is the most effective first step because it removes moisture at its source. The aim is not to make your home draughty or expensive to heat. It is to exchange stale, humid air for fresher, drier air in a controlled way.

After a shower or bath, keep the bathroom door closed and run an extractor fan during use and for at least 15 to 20 minutes afterwards. If your fan is noisy, weak or rarely used, it may not be clearing enough moisture. A modern humidistat fan can switch on automatically when humidity rises, which is particularly useful in family bathrooms.

In the kitchen, use the extractor whenever you cook, especially when boiling pans or using the hob. Lids on saucepans make a noticeable difference. If possible, avoid opening the kitchen door immediately after cooking, as this allows moisture to spread into cooler hallways, bedrooms and living areas.

Many modern windows include trickle vents. These small vents allow a background flow of air without needing to leave a window open. Keep them open where practical, particularly in bedrooms, bathrooms and rooms where condensation regularly occurs. Closing them permanently can trap moisture indoors, even if it feels more comfortable in the short term.

Opening windows for a short period also helps. Ten minutes of cross-ventilation each day, with windows open on opposite sides of the house where safe to do so, can clear humid air without cooling the walls and furniture as much as leaving a window ajar for hours.

Keep moisture from building up indoors

Every household produces moisture, but certain routines create much more than others. Drying laundry indoors is one of the biggest contributors. A single load can release litres of water into the air as it dries, and much of it may end up on nearby windows.

Where possible, dry washing outdoors or use a vented tumble dryer correctly. If indoor drying is unavoidable, use a well-ventilated room with the door shut, an extractor running or a window slightly open. A dehumidifier can be worthwhile in this situation, but it should support good ventilation rather than replace it.

Try not to dry clothes directly on radiators. It raises humidity quickly while limiting the radiator's ability to warm the room. Similarly, avoid placing large furniture tightly against external walls. A small gap allows air to circulate and reduces the risk of hidden mould forming behind wardrobes and sofas.

For homes where condensation is persistent, a simple humidity monitor provides useful evidence. Relative humidity is generally most comfortable around 40 to 60 per cent. Regular readings above 60 per cent suggest that the home is holding too much moisture. This is particularly common in occupied properties with newer, tighter-fitting windows and limited extraction.

Heat rooms steadily rather than in short bursts

Cold rooms attract condensation because their windows, walls and frames cool down quickly. Turning the heating on full for a short time can warm the air, but the glass may remain cold enough for water to form.

A steadier background temperature is often more effective, especially through winter. It does not have to mean heating every room to the same level all day. Bedrooms and lesser-used rooms can be cooler, but allowing them to become very cold while humid air from the rest of the home drifts in creates the ideal conditions for condensation.

Keep internal doors closed between rooms with very different temperatures, such as a warm kitchen and an unheated porch. Open curtains and blinds during the day where possible, as this lets warm room air reach the glass. At night, do not press curtains tightly against the window or radiator, as this can create a pocket of cold, damp air behind them.

Check your windows, seals and glazing

Older single glazing is naturally more prone to condensation because the inner glass surface becomes very cold. Upgrading to efficient double glazing, or triple glazing in the right property, raises the temperature of the room-facing pane and reduces the opportunity for moisture to settle.

That said, new windows are not a cure for every condensation problem. Well-fitted replacement windows make a home more airtight, which is excellent for comfort and energy efficiency, but existing moisture habits and poor extraction may become more obvious. The best results come from high-performance glazing combined with sensible ventilation.

Look closely at the frames and seals too. Damaged gaskets, gaps around the frame, draughts, cracked panes and failed double-glazed units can all affect thermal performance. If condensation appears in one window but not the others, there may be a local issue worth inspecting.

Where the glass is misted between panes, a glazing replacement may restore clarity and insulation without the cost of replacing an otherwise sound window. If frames are warped, poorly fitted, difficult to lock or badly deteriorated, a full replacement may offer better long-term value.

Do not ignore mould or repeated pooling water

Wiping condensation away each morning protects the sill, but it only deals with the symptom. Use a dry microfibre cloth or window vacuum and make sure water does not collect in frame channels or on timber surfaces. Avoid relying on bleach alone if mould has formed, as the moisture source still needs addressing.

Black mould around window reveals, silicone or corners of the room should be taken seriously, particularly where children, older people or anyone with respiratory conditions lives in the property. Improve airflow, reduce humidity and clean affected areas safely using a suitable mould treatment. If it keeps returning, investigate whether there is a cold bridge, failed seal, inadequate insulation or an underlying leak.

It also helps to separate condensation from water ingress. Condensation tends to appear as droplets across the glass or on cold surfaces, often in the morning. Water entering after wind-driven rain, concentrated staining, or damp patches that persist in dry weather may point to a different problem and should be assessed promptly.

When an upgrade is the sensible answer

If you have made practical changes and windows still stream with water, the glazing may simply be too cold for the way your household uses the space. This is common with ageing single glazing, tired sealed units and poorly insulated conservatories.

A tailored assessment should consider the room, the orientation of the property, existing ventilation and the condition of the frames - not just recommend the most expensive option.
